The land currently does not have an access road, but the GUP of the city of Zagreb provides for a corridor that partially covers the plot in question, and thus the plot gets an access road.
The UPU (urban development plan) does not yet exist, but it is mandatory to adopt the same.
General rules:
- construction of the street network, the network of public spaces and buildings and the arrangement of undeveloped areas according to
urban development plan;
- adoption of an urban development plan is mandatory;
- the program for creating an urban development plan will define the basic urban parameters for
use of space, manner of use and arrangement of surfaces, in accordance with the planned purpose, public and
social needs, respecting the values and specifics of the area for which urban planning is being done

- it is necessary to ensure a minimum of 3m2 of public park area per inhabitant in areas where
residential construction is planned if the percentage of greenery is not defined in a specific urban rule that applies to the specific area;
- in the zones of public city areas - thematic zones (Z4) buildings for culture can be built,
recreation, hospitality and religious buildings, with the condition that the cinema zone is not greater than 0.2 and underground garages
which GBP is not included in the calculation;
- until the adoption of the urban development plan, interventions are possible in accordance with Article 104 of these provisions,
unless the program guidelines of this article specify otherwise;
