On the edge of a peaceful Istrian village, near Buje, on a gentle hill with a beautiful open view of greenery, stands this authentic stone house on a 214 m2 plot, captivating with its character, atmosphere, and unique charm.
Surrounded by a small, beautifully landscaped yard, this 110 m2 property is ideal for lovers of peace, nature, and the authentic Istrian way of life.
On the ground floor there is a spacious tavern that once served as a place for art exhibitions, social gatherings, and creativity. Today it offers a space with numerous possibilities - it can become a studio, gallery, wine cellar, relaxation area, or a pleasant zone for spending time with family and friends.
Upstairs there is an open-space apartment that combines the kitchen, dining area, and sleeping area, along with a small bathroom. From the kitchen, stairs lead to a beautiful southeast-facing roof terrace, offering a mesmerizing view of the rolling Istrian hills and the sea in the distance - the perfect place for morning coffee or evening enjoyment of the sunset.
The house also includes a small toilet, storage room, and a separate office with its own entrance, ideal for an office, studio, or hobby room.
The property was renovated in 2010, while the electricity and water connections were renewed a few months ago, making it ready for use while retaining its original character.
The special charm of this house lies in its story. Its longtime owner was an artist, and the creative, slightly bohemian spirit can still be felt in every corner of this property today.
If you are looking for a property with a story, soul, and a unique atmosphere, this stone beauty will surely win you over at first sight.
